What You Didn't Know About Buying Property in Turkey. How the Whole Process Works

1. Initial consultation and budget determination
You leave a request and our manager will contact you within a short time. CONTACT
At this stage we:

Based on the information received, the manager selects objects based on your request.
2. Selecting a property
The manager sends you several options, you give feedback: what you liked, what objects to remove. If necessary, we make an additional selection.
Here our main goal is to select an object that fully meets your expectations.
3. Inspection of the object
This stage can be divided into online and offline purchase, or in other words – a familiarization tour.
During the familiarization tour, at our expense, we meet you from the airport, accommodate you in an apartment and introduce you to Alanya. Then we organize a trip to the previously selected objects.
When purchasing online, a manager will immediately go to show the property.

4. Reservation of the object
After choosing a property, it is necessary to reserve the property so that it is removed from sale. This is done by signing a preliminary contract with a deposit. The deposit amount is negotiated individually.
At this stage we:
- We check the legal purity of the object.
- We conclude an agreement indicating the amount and terms of payment.
Result: the object is assigned to you, and you can safely move on to the next step.
5. Checking documents and preparing for the transaction
We undertake the verification and preparation of all necessary documents:
- Seller's ownership.
- No encumbrances (pledge, arrest).
- Conformity of the object to the declared characteristics.
We also help you obtain a tax number and open a bank account in Turkey if this is necessary for a comfortable transfer.
As a result, the complete package of documents is ready for the transaction.
6. Signing the purchase and sale agreement
Once the inspection is complete, we will arrange for the signing of the purchase and sale agreement. At this stage:
- The contract is drawn up in two languages (Turkish, Russian/English).
- All terms of the transaction are specified: cost, terms of transfer of ownership, additional expenses.
7. Making payment
Payment of the main part of the sum (or payment of the first payment if you are buying a property at the construction stage), payment of taxes, cadastral fees and exchange of foreign currency for lira.
Why exchange foreign currency and for what amount?
The Turkish government has recently issued a number of regulations to support the national currency, the Turkish lira. 8. Registration of ownership rights (Tapu)
Registration of property rights is a key stage of the transaction. To do this, you need to:
- Submit documents to the cadastral office (Tapu ve Kadastro).

- Be present at the final signing or provide a power of attorney so that we can do it for you.
Result: you receive Tapu, a document confirming your ownership.
9. Connecting communications and receiving keys
Once you receive Tapu, we help you:
- Transfer utilities (electricity, water, gas) to your name.
- Take out compulsory DASK insurance (earthquake insurance).
- If necessary, connect the Internet and other services.
Result: your property is completely ready for living or renting out.
10. After-sales service

How long does the entire property registration process take, and do I have to come to Turkey?
It is best to allow 2 weeks for all processes, however, it can be faster. It is not necessary to come to Turkey, it is enough to deliver the power of attorney to our agency, and we will do everything for you as part of the after-sales service.
