Today's topic: how the process of buying real estate in Turkey goes from A to Z. Let's start with the fact that you have contacted our agency. During the first conversation, the manager will try to understand your goals and expectations from the purchase, and will also tell you about the current state of the real estate market today. By asking questions about your needs and wishes, the manager will begin to select suitable options for you.

The manager sends you options, you look through them, comment, specify your wishes, learn more about the real estate market in Alanya and better understand your needs. At this stage, it is very important to have a dialogue with the manager. If you just look through the options without commenting on them, it will be difficult for the manager to understand what suits you. Therefore, I ask you: when the manager sends you options, be sure to indicate whether you like the property or not, whether the price is right, whether you want an installment plan. Comment in as much detail as possible, ask questions - this will help save time on selection. The manager will better understand your preferences, and together you will quickly find the ideal option.

Next, as a rule, comes a familiarization tour. You buy tickets and tell us the dates of your arrival. We organize a meeting at the airport, accommodation in apartments in Alanya, introduce you to the city, show you properties according to your wishes and budget, and also help you make a choice.

After you have selected the property, we draw up a tripartite contract for the purchase of real estate. The parties to the contract are the buyer (that is, you), the seller, and our agency as a guarantor of compliance with all conditions. The contract is drawn up in Russian and Turkish. It specifies the cost of the property and also states that the price cannot be changed after signing the contract. If the apartment is purchased in installments, a payment plan is specified. If the apartment is furnished, the contract specifies a list of furniture that remains. This contract protects your interests as much as possible.

To register real estate, you only need a passport and two color photographs. Based on the passport, we obtain a Turkish Taxpayer Identification Number (TIN) for you, after which you can submit documents to the cadastral office. Today, the registration of documents takes two to three weeks. You can either stay and be present during the registration, or issue a power of attorney, and we will register all the documents for you remotely.

What is included in the paperwork? Ordering and receiving an expert assessment of the property is a mandatory condition for transactions with foreigners. Next, registration and receipt of tapu (a document confirming ownership) in your name. We also register documents with the city administration so that the property tax is charged in your name, and transfer water and electricity bills to you. If necessary, we also obtain a technical passport for the apartment.

If you are buying a property at the construction stage or, looking through photos and videos, you realized that you have found the apartment or villa of your dreams and are afraid to miss it, we can conclude an online reservation agreement. This agreement stipulates that you reserve the property, make a deposit, and this guarantees that the apartment or villa will wait for your arrival and will not be sold to another buyer.

You arrive for the actual registration of the property. I would like to point out that you can combine your vacation and purchase of the property. The registration process does not require your long presence. We only need three hours of your time to complete all the documents. The rest of the time we handle all the procedures ourselves: we go to the authorities, stand in lines. Thus, you give us three hours, and the rest of the time you can enjoy your vacation, the sea, the sun and the hospitality of the city.
