Let's say you have successfully completed the previous stages: you have defined the purpose of purchasing the property (whether it is investing in real estate or obtaining a residence permit), selected the desired property (to avoid misunderstandings with fake ads, we recommend that you familiarize yourself with more than 2,500 confirmed and real options), carefully checked the property for compliance with the purpose of purchase and drew up a tripartite agreement.

The time has come to move on to the real estate registration procedure. What actions need to be taken?
  1. Request the cadastral value of the apartment from the cadastral office.
  2. Ordering an expert assessment is a mandatory step for all transactions with foreigners.
  3. Obtain a certificate from the bank about the sale of currency for an amount equal to the cadastral value of the property. For example, if the value of the property is 100,000 euros, then from the buyer's or seller's account it is necessary to buy lira for 100,000 euros from the bank and obtain a special certificate about this - DAP.
  4. Check the apartment again for the absence of liens, encumbrances and mortgages, and check the apartment with the management company for any debts owed to it.
  5. Submit a package of documents to the cadastral office: tax numbers of the buyer and seller, passport photos of the buyer and seller, a certificate of sale of currency - DAP, expert assessment results, 2 photos of the buyer and seller, completed questionnaires with the buyer's and seller's data.
  6. Wait to receive an SMS from the cadastral office with the date and time for which the transaction is scheduled to be completed, and the amount of taxes that must be paid before the transaction is completed.
  7. On the date and time specified in the SMS, the seller and the buyer come to the cadastral office with their passports, where the transaction will be confirmed in the presence of a sworn translator. In 10 minutes, the new owner will be issued the title to the property - tapu.
  8. Register the new owner in the tax system.
  9. Re-register water and electricity meters to the new owner.
  10. Renew your contract with your Internet provider.
  11. Transfer all data of the new owner to the management company.
